I own and operate short-term rentals in Seminole, Largo and Wisconsin Dells. That experience, together with my corporate finance background, helps me look beyond a listing’s headline price to the practical questions of ownership.

I help buyers consider vacation homes, second homes and investment properties in Pinellas County. We can discuss your intended use, budget, financing plan and the time you expect to devote to the property.

What we evaluate

1. Your objective. Personal use, rental income, a combination of both, or a longer-term investment plan.
2. The specific property. Location, condition, layout, maintenance needs and improvements to investigate.
3. The operating picture. Insurance, taxes, utilities, cleaning, maintenance, management and reserves.
4. The assumptions. Seasonality, occupancy, nightly rates and the difference between gross revenue and net income.
5. Rental permissions. Address-specific local requirements and any association restrictions, confirmed before relying on a rental strategy.

Can every property be used as a short-term rental?

Rental permission must be investigated for the particular property. A city name, a listing description or a nearby vacation rental is not enough to establish eligibility. I help identify questions to take to the appropriate local authority and review relevant association documents with you.

Buying or selling an investment property

For buyers, we begin with the intended use and build a focused search. For sellers, we discuss the property’s features, condition and positioning, including how to present available operating information accurately.

Revenue projections are estimates. Actual performance depends on the property, market, operating decisions and costs. Legal, tax and financing advice should come from the appropriate licensed professionals.
